Not a problem. No one has that much money just sitting around. From HELOC loans to private money lenders, we have all sorts of options and can find a solution for your situation. We can work the numbers so that the rent you collect from your ADU covers more than your loan payments. You put nothing up front, and then make money every month. What's your garage doing for you now? Free housing for bugs?

If we agree on the terms, we'll prepare the contract and get going with the design phase. We should have the plans submitted to the city within a month, they may take 2-3 months to issue the building permit. Then 10 weeks to build the ADU. We can build it faster but 10 weeks is what will go in the contract. Ballpark estimate 6 months from the call to the completed ADU.
We have built 19 studios since 2017. Some completely from scratch: the foundation, underground digging, roof, etc. Some were basement conversions, some garage conversions. We also fully remodeled 11 apartments. Not just 'paint it over' but strip down to the bones, replace rotten subfloors and get rid of the leaky pipes, mold and cockroaches, and then build it all the way to a luxury rental accommodation, everything brand new. All this was done on our own rental properties, we are now expanding the business and doing for you what we have been doing for ourselves.
Many companies will show you internet pictures of alleged ADUs they built and then sell your contract to a builder after you sign. We can take you to our properties, all right here in San Diego, to see for yourself what we have built. The people you talk to before the deal is made, are the same people who will build your ADU and put the keys in your hand when it's done. No sales gimmicks.
To put you at ease, in addition to $1 million liability insurance coverage, we carry contractor license bond for the full $100K value of the contract. If we don't do what is in the contract, you are fully covered by the insurance company. You can't end up with a job half done and no money to finish it. Compare that with the typical CSLB mandated $25K liability insurance most companies carry.

Starting in 2017, we have completed many residential builds and renovations. Each with an actual address you can go to, not just some generic "sure we did" pictures. Ask and we can take you there.
All work will pass the city inspections. After that you get 1 year warranty on all labor. Manufacturer warranty depends on materials, products and fixtures and will range from 1 year to lifetime.
We'll talk about options, a lot. You may have some ideas, we'll throw a bunch of ours your way, chances are together we can improve on the original plan to get you more than you thought possible. We've seen a lot over the years and you will benefit from those experiences.
